I am having a hard time finding a good place to buy mattes for 8x12 prints and then a frame for it.
I can find some sites online but some are either crappy to find what I'm looking for or others are too expensive.

There should be a local custom framing shop somewhere in your area...

Try Michael's Arts and Crafts. They usually carry a good selection. I have on occasion found them at Walmart and Target as well although not as much to choose from.

I don't want to do custom.
8 x 12 shouldn't have to be custom.
I did find a couple of 8x12 frames locally but want to matte it instead of having the print go all the way to the interior edge of the frame.

Surely someone buys mattes and frames online somewhere for non-custom sizes that they are happy with.

When I was putting together some prints for a coffeeshop showing, I purchased large sheets of matteboard and was planning on cutting it myself to the 8x12 size. But it turns out the local frame shop could do it much faster and easier with their computerized cutter and it was quite cheap for them to make the cuts (a couple dollars per matte). Next time I'll just go to them first, and pick out the matteboard while I'm there instead of driving WAY out of my way to the art store.

As far as the frames go, you could just have them cut them to a normal frame size instead of a specialized size or have them frame them as well.

if you're into the wide border look, grab some 16x20 frames...Hobby Lobby, JoAnn's, Michaels. JoAnn's has a section where you can buy 16x20 matboard for around 1.99...you just need to cut a hole in the middle! I notice you're from CBUS. If you got the mats I could do some cutting for cheap, or even sell you a basic mat cutter. Also, Blick Art Supply on Sawmill sells mats...they'll cut to size for free (unless you have a million), and I believe you can pay extra for the hole in the middle. Blicks also has the sectional frames so you can make it almost any size you want...you'll just have to cough up the dough for glass.

It shouldn't but it is. You should be able to find some 12x16 frames which would allow you to put a 2" mat all the way around the image. You won't find any 12x16 mats probalby... u may have to get them custom cut.

It all makes sense to me now.
I've never framed anything before so wasn't so sure what I needed to do.
I think I'll go check out Blick's, Michael's, or JoAnn's.

(Funny how they are all possesively named.)

Blick's will probably be your best bet. Michaels didn't have what I needed when I was looking to get my 8x12's framed. Blicks cut down the matteboard to size for me and the frame shop cut the inside window when I realized it was going to be more work than I wanted to do. :-)

I also didn't realize that 8x12's were not a standard size when I uploaded and ordered mine from DPC until after the fact when I started looking for mattes. Live and learn, now I size all my stuff to standard for the most part.

I buy all my frames at Michaels. They go on sale often for 50% off, so I wait until then or use a 40% off coupon.

I recently learned to do my own matting and buy the matboard (32x40) from Michaels as well, but you can buy cut mats reasonably there too (I just do some funky sizes and like to cut my own).

I've used these guys, mostly for custom frames for paintings, but I was so impressed, that I would take a gamble to recommend them even for pre-made.

Oh yeah, Micheal's is a great place for frames if you're on a budget. And if you get your matte's cut to a standard size you shouldn't have any problems getting frames there. They just didn't have the matteboard that I needed at our local store anyways.

Another place you can try for frames is Ikea online or if there's one local to you. I was recently looking for square frames and having some trouble, but they had them and very reasonably priced too, a 20 x 20in. shadowbox frame w/ a matte included was only $20.

i use jerry's artarama. google it. good quality, a little slow customer service. They just had a huge sale for april. I got 4 16x20 mattes and 4 wood frames for $100.

I recommend ordering a catalog from Light Impressions. This would give you an idea of frame/matt sizes available.

I order standard mat board from Light Impressions and then custom cut the windows. For a 8x12 photograph, I might use 11x14 or 16x20 matt board.

Light Impressions will also custom cut windows for matts according to your specifications.
